How do you know we won’t go around you?
A:  We don’t bite the hand that feeds us! Or if you feel more comfortable, we can provide you with a written agreement.

If I send the deal to you, do I get paid if you buy it?
A:   We will confirm upon receipt whether or not we are accepting the deal.  It could be a deal we are already working on or sent by another Bird Dog.

Can I represent to the Seller that I work “for” Mokuaina Properties?
A:  No. You can however represent that you work “with” Mokuaina Properties.

What do I do if Seller asks for proof of cash before accepting a deal?
A:  We can provide proof of cash when we accepted the deal.

A real estate bird dog is a lead hunter who looks for properties, talks to the seller, finds buyers, and negotiates the entire deal until it is signed and sealed. A good bird dog knows what an investor is looking for and matches that with a seller who can meet those requirements. Bird dogs get paid in the form of a commission whenever a successful deal is closed.

What does it take to be a Hawaii real estate bird dog?

Real estate bird dogging does not require any prior knowledge and training. What you need to have a lot of is skill in hunting down potential sellers and buyers or investors, a mastery of the art of persuasion, and tons of patience and determination.

3 tips on how to become a Hawaii real estate bird dog

Bird dogging can earn you big profits without having to invest any money in real estate. Here are three tips on how you can start a bird dogging career.

Find potential buyers
Note: We area a “Preferred” buyer that you can add in your “Buyers List” (Email us if you find a deal)

The first step you need to do is to find potential investors who are ready to buy. You can advertise your services on your local paper, ask friends, family members and acquaintances for referrals, or promote your business online through social marketing. Exhaust all resources that are available to you. If you can make a list of at least 10-20 serious buyers, that should be an excellent start to a successful bird dogging business.

Find sellers that meet the needs of your investors

Once you have a list of potential buyers, the next step is to look for properties that best suit the needs of your investors (Note: We buy all Hawaii deals that are 30% under Fair Market Value). Find as many sellers as you can for a better chance at successfully finding a good deal. At this stage, you can give the negotiation process a jumpstart so you don’t waste too much time on a property that your investor will likely turn down.

Present the property to your buyer

Now that you have located a house that meets your buyer’s needs, it’s time to make your presentation. Your proposal should look professional and contain all the relevant information to a real estate transaction, including property location, asking price, type of property, photos of the property, and a brief assessment of the condition of the house. Use your sales skills to make the property look very appealing to your buyer.

If you want to start a career in real estate without having to actually shell out money in investment, you should consider becoming a real estate bird dog. Bird dogging is also an excellent opportunity to immerse yourself in the industry and learn every detail you need before you invest your own money into future projects.
